Working in partnership with Telford Homes, Urban & Provincial brought forward a proposal to redevelop the Mill Road Car Park in Ilford. The site is located within the Tall Buildings Zone of the Ilford Metropolitan Town Centre Investment and Growth Area, and it is close to Ilford Station through which Crossrail services will run.
Having identified Telford Homes as the right partner for this site, a project team was appointed to bring forward a residential-led development of it. Following public consultation and engagement with planning officers at the London Borough of Redbridge, a planning application was submitted for 239 new build to rent homes, including 77 affordable homes, of which 22 will be delivered at London Living Rent levels.
CalloadoCollins Architects led on the development of the design, which was commended by officers and members as an example of a well-designed tall building. Rising to 25 storeys at its tallest, the building will set the tone for the rest of Ilford which is set to see huge investment in the coming years.
The development will also be highly sustainable with new green spaces included, 94 square metres of photovoltaics being installed, and 32 new trees being planted with new habitat creation and ecological enhancement. Overall, the development will achieve an Urban Greening Factor of 0.3.
The proposal and the planning consent demonstrates our ability to work with respected partners such as Telford Homes to get schemes delivered. It also showcases how good design can support the delivery of tall buildings within growth areas.
